Alliance Global firms up $ 1.5-B deal with Star Cruises
James A. Loyola

The Andrew Tan-led Alliance Global Group, Inc. has forged a $ 1.55 billion deal with Star Cruises, Limited for the joint development of two tourism-oriented projects in Metro Manila through AGI subsidiary, Travellers International Hotel Group, Inc.

AGI said Travellers International will invest at least $ 1.55 billion in two large-scale tourism-oriented projects in Metro Manila over the next five years. This will make it the largest hotel owner in the country, with a total of 5,000 rooms.

Travellers International plans to invest U$ 1.1 billion to develop a 37-hectare property at the Manila Bay area into a 24 x 7 integrated entertainment city called Manila Bayshore.

The firm will host several hotels with about 3,400 rooms and a world-class theme park on a par with some of the best theme parks in the US and around Asia.

Travellers International will also invest $ 450 million to build three hotels as well as a themed shopping and entertainment center in Newport City, a 25-hectare master-planned urban resort complex located across from the Ninoy Aquino International Airport (NAIA) Terminal 3.

Once completed, the Newport City hotel project will have a total of about 1,600 rooms. The six-star, all-suite Maxims Hotel will account for 176 rooms; the five-star Marriott Hotel, 365 rooms; and a three-star hotel with 1,060 rooms.

Marriott is expected to open sometime next year while Maxims and the three-star hotel will start operations by 2010. Maxims' 176 hotel rooms will include three villas each with a private swimming pool and 24 suites equipped with a private outdoor jacuzzi and garden.

Travellers International was granted a license to develop the two tourism-oriented urban projects by the Philippine Amusement and Gaming Corporation (PAGCOR) on June 2, 2008. Both projects are expected to generate at least 108,000 jobs upon full operations.

Alliance Global also disclosed to the Philippine Stock Exchange yesterday that Star Cruises has acquired an aggregate of 50 percent direct and indirect interest amounting to $ 335 million in Travellers International.

Star Cruises is the third largest cruise line operator in the world, with assets of $ 6.4 billion in 2007. It is a member of the Malaysia-based Genting Group, one of the largest leisure and entertainment companies in the world.

Alliance Global, on the other hand, is one of the Philippines most liquid conglomerates with a cash hoard of P24.9 billion and consolidated assets of P108 billion as of the first quarter of 2008.

Wonder how this will complement Pagcor's Tousim City Masterplan?

I read Bagong Nayong Pilipino - Manila Bay Integrated City / Tourism City / Entertainment City sits on about 90 Hectars...
So Manila Bayshore is pretty much 1/3 of Tourism city...

I wonder why they have to come up with a different name for this area of Pagcor City... People might get confused... They already have so many names going around for the city intself Tourism City, Entertainment City, Pagcor City, Bagong Nayoung Pilipino... Now they naming sections of the city...

From the developer's Annual Report, courtesy of gabskii:

NEW NEWS!!
Read below!!! or click and read the whole 88-page annual report of alliance global its up to you...

Dreaming Big

THE BAGONG NAYONG PILIPINO ENTERTAINMENT
CITY PROJECT IS ENVISIONED AS A LEISURE AND
ENTERTAINMENT COMPLEX COMPARABLE TO THOSE
IN SINGAPORE AND LAS VEGAS. FOUR COMPANIES
WERE INITIALLY PRE-QUALIFIED BY PAGCOR TO
PARTICIPATE IN THE DEVELOPMENT, INCLUDING
AGI THROUGH ITS SUBSIDIARY TRAVELLERS
INTERNATIONAL HOTEL GROUP, INC. (TRAVELLERS
INTERNATIONAL). THE FIRST PROVISIONAL LICENSE
WAS AWARDED TO TRAVELLERS INTERNATIONAL IN
JUNE 2008.

IT HAS LONG BEEN THE VISION of various national leaders
to make the Philippines one of the best tourist destinations
in Asia. With the recent extension and amendment of the
Philippine Amusement Gaming Corp. (PAGCOR) charter,
the dream will be one step closer to becoming a reality. The
amendment now allows PAGCOR to issue licenses to investors
to own and manage gaming establishments in Metro Manila
within a large-scale leisure and entertainment development.
AGI will participate in the $15 billion Bagong Nayong
Pilipino Entertainment City - Manila project spearheaded by
PAGCOR through Travellers International Hotel Group, Inc.
(Travellers International), AGI’s tourism arm and fourth major
strategic business unit after EDI, Megaworld and GADC.
Travellers International received its PAGCOR license on June
2, 2008, the first of four pre-qualified groups. Each of the four
major consortia is expected to put in at least US$1 billion on
the table for each of their respective projects.

Subsequently, on July 31, 2008, Travellers International
forged a deal with Hong Kong-listed Star Cruises Limited of
the Malaysian conglomerate Genting Group to jointly develop
two large-scale tourism projects in Metro Manila. Star Cruises
is the third largest cruise line operator in the world.

The Entertainment City will sit on a 90-hectare reclaimed
area by Manila Bay, which will be developed in various stages
over the next 10 years beginning in 2008. Once completed
and fully operational, the whole project is expected to
increase the number of tourists coming into the country.
The Entertainment City is expected to be the platform to
showcase the best that the Philippines can offer in arts and
entertainment. From Entertainment City Manila, it would
be easy to draw the tourists to see other attractions in the
country.

Manila is strategically located in Asia and is accessible
to over 2 billion people within a three-and-a-half hour flight
radius. The project itself is located at the center of business,
culture and entertainment in Manila. For these reasons, the
Entertainment City is poised to succeed. This early, forecasts
are positive over the project’s anticipated gains in tourism.
According to PAGCOR, business from the Entertainment
City is expected to double the government’s revenue earnings
from PAGCOR to about US$1.5 billion a year from the current
US$600 million to US$700 million a year.
Aside from the aforementioned enhancement of the
Philippine tourism industry in general and its consequent
economic benefits, another gain from the project is the
boosting of local employment.

AGI and Star Cruises share PAGCOR’s vision of using
the Entertainment City Manila project not only to create
thousands of employment opportunities, but also to attract
some of the country’s overseas workers who are already part
of the entertainment and tourism industries across the globe
to come home. If given the choice, Filipinos will definitely
prefer to work here in the country with the right amount of
compensation.

With its license from PAGCOR, Travellers International
is ready to invest at least US$1.55 billion over the next five
years in two large-scale tourism-oriented projects, namely, at
a 40-hectare site called Bayshore City, which will form part of
PAGCOR’s Entertainment City, and at a 7.8-hectare area called
Newport City Integrated Resort.

The most ambitious and exciting part of Travellers
International’s Bayshore City project is its task to put up an
iconic structure to symbolize the rich culture and heritage of
the Philippines. The AGI-Star Cruises consortium will likewise
build several hotels at Bayshore City with an aggregate
room count of at least 3,400. The hotels will have six-star
ammenities and are expected to be better than the best
already found in the country. In addition, other facilities will
include a world-class theme park and museum.

At Newport City Integrated Resort, the group will
undertake the development of Maxims Hotel, a luxury hotel
brand of the Genting Group, on a 1-hectare lot beside a lagoon,
near the entrance to Newport City in Villamor Air Base. It will
have a gross floor area of more than 20,000 square meters.
The development is the country’s first all-suites hotel to be
built at a cost of approximately P3.8 billion.

AGI is tapping the expertise of world-renowned Gettys
Chicago to design the interiors of the Maxims Hotel suites so
that these will all bear the mark of luxury that frequent guests
have come to associate with the brand. Gettys’ clientele
comprises over 500 luxury hotel and five-star resort projects
in the Americas and the Caribbean region – including The Ritz-
Carlton Chicago and the Hilton Grand Vacation Club in Hawaii.
The firm is renowned in the hospitality industry for its “fresh
thinking, creative solutions and uncompromising design.”
Maxims Hotel Newport City will feature 176 king and
junior suites, about a dozen deluxe suites and one presidential
suite from the fourth to the eight floors. A personal butler
will service all the suites, which start at a floor area of about
50 square meters for the king suite and a spacious 100 to
150 square meters for the junior suites. Three private villa
residences with individual pools are planned for the fourth
floor. The same floor will host a luxurious pool for the
exclusive use of hotel guests.

The lower floors of the hotel will be allocated for the
Newport Entertainment and Commercial Center. The new
mall will feature signature brands at the ground floor, a
performance stage at the second level and four cinemas at
the third floor.

In addition to Maxims, Travellers International’s
Newport City project will include a 365-room Marriott Hotel
and a 1,060 three-star hotel, bringing the aggregate number
of rooms at the said site to about 1,600. With a total number
of about 5,000 hotel rooms at its Bayshore City and Newport
City Integrated Resort projects, Travellers International will
thus be transformed into the largest hotel owner in the
country.

Newport City Integrated Resort is part of Newport City,
a 25-hectare residential, commercial and office development
of AGI’s property arm, Megaworld Corporation. At full
development, the project will feature luxury residential
condominiums, shopping malls, restaurant strips and
business process outsourcing (BPO) office condominiums.
Construction at the Newport City site is moving full
speed ahead. By late next year, part of the dream of
building a world-class integrated tourism resort will become
a reality.

what a whooping development for pagcor, right?
