Unite Students agrees to acquire Leeds city centre site in £10.5m deal
Unite Students, the manager and developer of student accommodation, has exchanged contracts to acquire a development site in Leeds for £10.5m on a subject to planning basis.
London & Scottish Property, asset manager to Regional REIT Limited, is selling the the property.
The 21,000 sq ft site, which currently provides leisure accommodation over two levels, is located in the city centre near to the University of Leeds and Leeds Beckett University. It will provide a home for over 1,000 students.
The site was acquired by Regional REIT in March 2016 as part of the Wing Portfolio together with the adjacent 19-storey Arena Point office tower.
The sale sees Regional REIT retaining the 77,000 sq ft Arena Point office tower.
The group continues to invest in the refurbishment of the remaining floors, having recently let the 6th and 7th floors to Interserve.
Stephen Inglis, chief executive of LSI and director of Regional REIT, commented: “While we continue to invest in the office development at Arena Point, we saw an opportunity to realise a circa £9m profit from the adjacent underdeveloped element of the site.
“Unite’s development will be complimentary to our continuing investment in Arena Point, an area undergoing significant regeneration.”

London and Scottish are developing the Symons House student development, perhaps it's that? Looking at the article though it says the site currently provides two floors of leisure accommodation, so it is likely to be the low rise Weatherspoons building.Anyone know what site they're are referring to?

Student rooms developer Unite has bought a development site in Leeds city centre for a 1,000-bed scheme.
Unite plans to build 17-storey student block
The planned project, located near to the University of Leeds and Leeds Beckett University, will cost £80m to build and is expected to be open for the 2020 academic year.
Unite paid £10.5m, subject to planning for the Symons House on Belgrave Street, next to Select Group’s proposed student scheme. It plans to build a 17 storey L-shaped block with a white brick envelope.
Seymour House redevelopment team includes Clancy Consulting as building services engineeer and architect Cunniff Design.
The site’s owner, Regional REIT, will make an £9m profit when the deal completes.
The transaction reflects Unite’s strategy of aligning its property portfolio with high-ranking universities where student numbers are growing while underpinning further earnings growth and visibility.
This morning the student specialist said it expected to deliver a yield on cost of 8%.
The site would increase Unite’s Leeds portfolio to 4,470 beds, serving a student population of 58,000, and further enhancing Unite’s operating efficiency in the city. In the last five years, Unite’s occupancy in the city has been 99% with over 1,200 beds subject to nominations agreements with Leeds universities.

As you say confusing. The Symons proposal is by London & Scottish Student Housing so that doesnt fit either.Very confusing at this stage, but if the figure of 1,000 beds is correct, it can't be Symons House in its current form. This is scheduled to provide 353 studio flats, nowhere near 1,000. That is after it's height increase from 17 at the pre-app stage to 22 stories applied for. Fingers crossed that we are looking at a possible large tower here!
Although London & Scottish Student Housing is a part of London & Scottish Investments, who are fund managers for Regional REIT Ltd. So that does kind of fit, although the same fund owns Arena Point, so maybe they own the Wetherspoons block as well?As you say confusing.
