Yeida City - Projects and Development

Admittedly not the coolest of names :lol:, but Yeida City is a 50,000 hectare planned city coming up south of Greater Noida. This was planned along with the Yamuna Expressway and its name has been conveniently derived from the Yamuna Expressway Industrial Development Authority, similar to how Noida was derived from the New Okhla Industrial Development Authority in the 70's.

Phase I (6000 acres) encompassing sectors 18 and 20 was launched a couple years ago and all the residential and group housing plots have been sold out. Sector 18 consists of 7 pockets and Sector 20 consists of 21 blocks (A-U). Sector maps can be found here.

Jaypee's Sports City is actually a part of Yeida and the F1 circuit is located in Sector 25.

What are the plans and prospects in the Yamuna Expressway zone?

Yamuna Expressway is spread over more than 2.30 lakh hectares (Greater Noida to Agra). Out of this, 50,000 hectares (up to Jewar) are being developed. So far, 177 villages between the Yamuna and the G T Road have been notified for development, which will be done in three phases. In Phase I, out of 50,000 hectares,more than 6,000 hectares have been acquired. Out of this, 2500 hectares have been earmarked for residential areas, that is Sectors 18 and 20, where the authority has allotted 21,000 residential plots in varied sizes whose possession will be given by 2013. In addition, 1000 hectares has been allocated for Special Development Zone (SDZ) where a world-class sports city is being developed. The Taj International Airport and Aviation Hub and SDZs are proposed along the alignment adjacent to Greater Noida. The prospects of this zone are very bright.


What are the incentives being given for residential, industrial and institutional development?

The YEA has launched a mega residential plot scheme comprising 21,000 plots to encourage residential development. The plots come in several sizes and the whole development is over an area of approximately 2,500 hectares along the Yamuna Expressway in Sector 18 and 20, about 17km from Pari Chowk. The scheme was oversubscribed in spite of the worldwide recession. In addition, the YEA has allotted two residential township plots, approximately 100 acres each, which will be developed by builders in the form of plots or flats, apart from creating all the infrastructure facilities within the township to facilitate the homebuyers. The authority has also allotted plots for establishment of universities, colleges, institutions, etc, in the vicinity of the Gautam Budh University.

A new airport was planned to come up here, but the new UP government is in favor of it coming up in the Mathura-Agra region. Things will hopefully become clearer by the end of this year.

April 4: Orris Infrastructure to build 200-acre township

NEW DELHI: Realty firm Orris Infrastructure today said it will develop a 200-acre integrated township in Greater Noida with an investment of at least Rs 800 crore over the next eight years.

The township would come up on the Yamuna Expressway. In the first phase, the Gurgaon-based firm is offering 850 plots.

"We have launched the township today. It will be developed in phases. Currently, we are offering 850 plots in various sizes," Orris Infrastructure Managing Director Amit Gupta told reporters here.

Asked about project cost, Gupta said the company had bought the land for Rs 700 crore from the authority to be paid over the next eight years.

"We will require another Rs 100 crore for the development commercial space and infrastructure in the township," he said.

Gupta, however, said that the project cost would go up if the company decides to develop group housing and villas in the next phase. "We have not planned for the next phase. It will depend on market demand," he added.

Orris has a land bank of about 1,200 acres in the national capital region (NCR). It had received a private equity investment of Rs 80 crore from Kotak Realty Fund six months back, Gupta said.

That's truly humongous. But, I have my doubts that international airport might not see the light of the day after all. Akhilesh Yadav is lobbying for one near Agra. IU, do you know something about it?
We're on the same page. The location of a new airport in this western UP region is clear as mud right now.

People in the narth are oblivious of that slang.

They cleverly named it so that all the yedas easily influenced by builders invest in it.
A couple of integrated developments along the expressway in Sector 22. These will have plots, resi towers and small commercial buildings.

People up here are aware of this word, thanks to bollywood :)

, but let me rephrase what I said. The slang isn't used in the local vernacular or lingua franca which just makes it inconsequential to the region.

I've read through some property forums and google groups but no one has brought up this connection. It just doesn't matter..yet.

An official of the Yamuna Expressway said that the state government and the authority will take proactive measures to expedite the growth process in the region.

Jaypee Greens, which built the Yamuna Expressway, will develop four townships on the land that the company has been given by the government to meet the expenses of constructing the expressway. The group also developed a world-class Formula One racing track close to Greater Noida, which successfully hosted the Indian Grand Prix last October.

Besides Jaypee, a number of developers have been allotted land to develop townships and other housing projects along the expressway. The official said that Supertech, SDS Infrastructure, Orris Infrastructure, Anushria Realtors, Anova Infracon, Silver Sands Estate, Aminiti Builders, Ajnara, Nimbus and Fab Distributors were among the prominent builders allotted land here.

Besides Supertech and SDS Infrastructure , whose building plans have been approved , the senior official said that Orris Infrastructure and Ajnara have also submitted their detailed building plans along with the requisite fees, which would be approved soon, in line with the proactive measures adopted by the government, the official said. Orris has two township projects - Green Bay on 100 acres and Curio City on 200 acres.

According to the proposal submitted by Orris, Green Bay will have a golf course around which the proposed residential projects will be developed. The official said Ajnara, too, would develop a residential project on 21 acres.

He said that as the land is already registered in the developers' name, developers who have paid the fees and submitted their detailed building plans have been allowed to carry on the ground work, so that as soon as their building plan is approved , they can start the construction.

Noida, Greater Noida land rates hiked

Noida: The Noida, Greater Noida and Yamuna Expressway authorities today hiked the residential plots rates by 10.41 per cent, industrial plots rates by 7.5 per cent and commercial plots reserved price by 15 per cent at a board meeting held here today.

After the hike, Noida sector-category rates are Rs 54,105 for category A, Rs 37,710 for category B, Rs 27,465 for category C, Rs 22,955 for category D and Rs 19,675 for category E.

The rates are for per square meter land.

Likewise, after the hike Greater Noida residential rates are Rs 18,660 and Yamuna expressway Rs 8,900. Authorities have also hiked the land compensation of farmers by 10.41 per cent.
^^ It porbably could, but as far as i know there arent any stadiudiums which could be used as the olympic stadium, acuatic arena, velodrome etc, but it certainly would have the infrastructure and connectivity...

Isn't the 100,00 capacity Cricket stadium being built here??I think that should be fine. Rest could be built.
