By the way, today I saw they knocked down 2/3 of International hotel in Vukovarska street, and they are building new businness center on that location. Construction started this summer and they alredy built 2 floors.
Investor is Callis d.d. (never heard)

KORIFEJ i HUP POTPISALI UGOVOR O ZAMJENI DIONICA HOTELA OPERA
Nakon višemjesečnih priprema, danas je u Hotelu Opera potpisan ugovor o zamjeni dionica Hotela Opera i International između Korifeja d.d. i HUP-a. Ugovor su potpisali predsjednik uprave HUP-a Anđelko Leko i članovi uprave Korifeja Darko Ostoja i Georg Eltz. Ugovorom Korifej prepušta 24,99 posto dionica Hotela Opera HUP-u, a zauzvrat dobiva sjeverno krilo hotela International, čime se omogućuje izgradnja modernog poslovnog centra na preko 10 000 četvornih metara korisnog prostora. Hotel "International", smješten na uglu Vukovarske i Miramarske ulice u Zagrebu izgrađen je tijekom 1960-tih godina na atraktivnoj lokaciji koja se zbog blizine brojnih poslovnih zgrada i banaka danas naziva zagrebačkim wall streetom. Korifej će prenamijeniti u poslovni prostor stariji, sjeverni dio hotela (cca. 63% zgrade), tako da će se volumen tog dijela zgrade proširiti za 4 metra na zapad, čime bi se poravnao s novijim, južnim dijelom zgrade. Od postojeće zgrade tako ostaje armirano-betonska rešetka na koju se nadograđuje novo vanjsko pročelje i novi unutarnji raspored. Kako je proteklih nekoliko mjeseci uglavnom proteklo u pribavljanju potrebnih dozvola i suglasnosti, potpisivanje ugovora formalizira početak izgradnje kompleksa koji će prema procjenama biti dovršen do kraja 2004. godine. Poslovni dio kompleksa koji će udovoljavati najvišim standardima suvremene poslovne arhitekture, imat će korisnu površinu od oko 10.000 četvornih metara na deset etaža, od kojih bi svaka imala prostore za katnu recepciju, kuhinju i mogućnost fleksibilnog pregrađivanja radnih prostora, prema potrebama naručitelja. Na krovu tog dijela zgrade predviđa se dogradnja "zimskog vrta", namjenjenog smještaju fitness centra za potrebe zaposlenika zgrade, dok će se iznad hotelskog dijela dograditi rezidencijalni apartman, djeljiv u tri apartmana. U središnjem ulaznom prostoru, na mjestu današnje terase, formirat će se novi ulaz, čime bi glavna zgrada između dva aneksa prostorno došla u prvi plan na Miramarsku ulicu. Modernizirat će se i garaža iza hotela koja će, nakon nadogradnje nove četiri etaže površine 4.223 kvadratna metra, moći primiti oko 360 automobila. Vozila u garažama će se usmjeravati elektronskom signalizacijom prema slobodnim mjestima. Korifej će u adaptaciju uložiti oko 75 mil. kuna čime će se dobiti jedan od najmodernijih i najatraktivnijih poslovnih prostora u Zagrebu. Paralelno s uređenjem sjevernog krila, HUP će preurediti i sadašnje južno krilo koje ostaje hotel s višom kategorizacijom (3/4 zvjezdice). Do kraja 2004. planira se izgradnja i manje poslovne zgrade površine 3.000 četvornih metara koja će objediniti ovaj poslovno-stambeni kompleks u kojem će se nalaziti i trgovine i prostori uslužnih djelatnosti.

Long Foot, I'm hoping Zagrebacka Banka perhaps could look at another site in this area. They want to build tall and I think this should be encouraged.

Secondly, do you know that the Vjesnik Tower which was built in the 60s is going to be renovated sometime soon with the construction of something next to it.

This was always going to happen because older towers like this cannot compete with newer buildings. Thats why Ilica 1 is getting a full make over, luck that Cibona is still pretty new and Zagrebcanka is slowly being fixed up because of many **** ups when they built it. They used cheap marble for the facade which just wasnt up to strength.

In regards to locations of skyscrapers, basically Ive seen skyscrapers built on smaller location that EuroTower, but the story about Mamic is hilarious. I heard about last year LOL :D

There was something else Long Foot I was going to tell you but I cannot remember. I'll keep my mind open and hopefully I'll remember :eek:hno:

come on guys the stories about Mamic is totally wrong just rumours, if you ever had the opportunity to have met the man you will realise that the man is an over achiever and a smart business man.

Im sure at one stage he would have been severly fustrated with the council over their stupidity just like Horvatincic was in dealing with them. Anyway I'm glad they are building the "twins", even if they arent the original 2x 138m metres that were originally planned. Still it makes for Zagrebs new tallest.

je li ovo dodatak na Hotel Operu?
No, it is upgrade of International hotel. Former Opera (now Westin), Sheraton and International hotel have same owner. That is why it is confusing

I also heard they will reconstruct Vjesnik complex. Those buildings are in very bad condition. Europapress holding left their building last week and settled in new building in Koturaška street (I alredy posted pics). If they want to sell that free office space, they have to reconstruct it. I read articlea about it last week, but i forgot where exactly.

What about Eurotower? I like its design very much, but location is very wrong. That is my point. Why we have GUP if every investor can built what he wants and where ever he wants?
You said you saw many taller towers on smaller location. Of course, there are many examples, like Manhattan, but it is not nessesery to built tall building on such a small locations, because we have enough free spaces in the city. Look at this part of New Zagreb



They could build 20 towers here and it would be still free space for more.

About Hoto: That tower is also nice, but you shoud se that location! It is traffic hell! Crossroad Savska/Vukovarska (100 m to south) is totally broken: you have to wait 10 minuts to cross the street with your car or with tram. That tower was built almost in center of city. That is wrong. We can't build such buildings on such position until we get metro.

I agree with you to some degree but sometimes planning doesnt come up with the right solutions, sometimes developers need to be a bit more agressive but within reason. Zagreb can cope with towers in these locations but to me they need to bunch up buildings in locations. I dont mind HOTO where it is because its pretty much next door to Cibona and down the street from Zagrebcanka. Sometimes things need to get worse before they get better. Its not the fault of the new towers but instead a city council that is being slow in delivering what a fast growing metropolis needs.

Firstly people need to work in modern towers in areas set aside for them. The council needs to plan for things that will better support these areas. Therefore the transport system is failing Zagreb, therefore they need to do something about a metro/light rail/heavy rail system. If Manhattan can function the way it does them I'm sure Zagreb can easily with a bit of smart planning. :)

I just found 3D of new Government building project (architekt Miroslav Geng), that should be built next to Sava river and HRT. Goverment still didn't achieve agreement about this building, but it would be nice to see changes on banks od Sava.

I like this building for some reason. Thanks for finding a better picture. Are there any other office buildings near to it. I think you said it was over on the west side of Zagreb because in its glass facade I can see the reflections of another office tower but I dont know which one it is? :)

And one more possible project. „Homeland monument“ should be build on Stjepan Radić square (between Lisinski comcert hall and City Council building). I just found one of renderings. On left sife of picture you can se possible transformation of Gredelj factory, which shoud be knocked down.

Isn't this projekt open for competition at the moment?

Cool projects guys.

Anyway just one thing about Mamic, he isnt building the taller EuroTower but the shorter one, Kordic is building the taller one ..... :)
