Zagrebtower: Cijena najma raste s katovima

U povodu stavljanja zadnjeg sloja betona na 22., tj. posljednj kat poslovnog tornja Zagrebtower, koji se gradi na križanju Vukovarske i Radničke, jučer su austrijski investitori predstavili projekt i najavili useljenje prvih tvrtki početkom 2007.

Prozori se otvaraju

Iako sa svojih 80 metara visine nije najviši neboder, s obzirom da visinom od 97 metara i 26 katova u gradu vodi nedavno izgrađen Eurotower, investitor austrijska tvrtka Europolis smatra da će svojim uredima A klase postaviti nove standarde u gradnji ureda.

Uredi će osim, primjerice, dvostrukih podova, fleksibilnih zidova ili klime imati i prozore koji se otvaraju, što nije čest slučaj kod poslovnih tornjeva izgrađenih u posljednje vrijeme. Zbog posebnog transformatora smještena u tornju postići će se ušteda električne energije od 15 posto čime će se smanjiti trošak održavanja kaže Hubert Vögel, član uprave tvrtke Europolis dodajući da se očekuje oko 1400 zaposlenih, a tvrtke će moći birati poslovne prostore od 160 do čak 2100 četvornih metara po etaži.

Uredi će biti i u uzdužnoj zgradi od 9 katova koja se nalazi pokraj tornja, a cijena najma, kako je rekao projekt-menadžer Zagrebtowera Martin Wittigayer, iznosit će oko 15 eura po četvornome metru, što je uobičajena cijena atraktivnih poslovnih prostora. Naravno, cijena će biti viša ako se ured nalazi na višem katu.

11 dizala

Osim 500 parkirališnih mjesta, ispred tornja i u podzemnoj garaži, 11 dizala, kafića i restorana, ponudit ćemo i fitness i wellness centar te vrtić za djecu zaposlenika, ali i drugih građana rekao je Wittigayer.

Na kritike da je izgled tornja zastario, arhitekt projekta Otto Barić kaže da sve investitore najviše zanima iskoristivost prostora, što takav oblik tornja najbolje pruža.

I kind of always envisaged building this in Vukovar or Knin, but I suppose Zagreb is the capital and you want as many people to go and visit as possible.

Just had a closer look at the Zagreb construction list, a fair bit happening there and in the pipeline :)

I wonder when Zagreb will get its first 30+ floor skyscraper?

Je, i meni se sviđa, samo se nadam da ga neće zapustiti. Žalosno je koliko zapuštenih parkova ima po Zagrebu, a i onih koji su lošim planiranjem od samog početka osuđeni na propast. To su ti "EE parkovi".

Ima jako puno zapuštenih površina po Zagrebu. Nije ugodno kada se ulazi s Buzina u Novi Zagreb, ogromne šikare i žbunj ispred onih stambenih zgradurina.

Cimos postaje poslovna zgrada od 25 milijuna eura



Zagreb će se uskoro riješiti poznatog rugla - zapuštene i nedovršene zgrade Cimosa smještene na zapadnom ulazu u grad uz Ljubljansku aveniju. Zahvaljujući investiciji Hypo Consultantsa i projektu poznatog arhitektonskog studija 3LHD to će se “ružno pače“ transformirati u suvremenu poslovnu zgradu.

Investicija iznosi oko 25 milijuna eura. Nedovršena kuća nastala 80-ih godina, osim karakterističnog plašta od brisoleja i stakla, dobit će i novo ime - Poslovni centar Hypo Alpe Adria Consultants.

- Uvidjeli smo potencijal same lokacije uz Ljubljansku aveniju, ali također smo željeli i nešto dobro napraviti za imidž grada. Kuća će se oblikovno promijeniti, jer sada ima loše proporcije i volumen. Novim izgledom postat će jednostavno spektakularna. Imat će visinu devet katova i veličinu od 18.000 četvornih metara BRP-a. Gradnja će početi ove jeseni i završiti za 16 mjeseci - najavio je Damir Farkaš, predsjednik Uprave Hypo Consultantsa. Cimos je bio i trn u oku stanovnika Vrbana i slovio kao okupljalište ovisnika i beskućnika. Zgrada je “oštrim” rubovima i zapuštenošću predugo ostavljala loš dojam na zapadnom ulazu u grad.

- Trenutno građevinsko stanje traži mnogobrojne konstruktivne preinake, pa smo kuću promišljali gotovo iz početka. Napravit će se potpuno novi plašt koji je i glavni oblikovni element - kaže Saša Begović iz 3LHD-a.

Restoran u prizemlju

Postojeći tlocrt kuće oštrih kutova je omekšan novom krivuljom koja prati oblik i omogućuje dovoljno prostora i osvjetljenja. Zbog pozicije i orjentacije većine uredskih dijelova zgrade na istok i zapad, glavni vertikalni volumen je zaštićen od sunca aluminijskim perforiranim vertikalnim brisolejima.

- Poslovna zgrada mora biti vrlo efikasna pa smo prilagodili postojeći tlocrt zahtjevima suvremenog poslovanja. Svaki kat od 1300 kvadrata je tehnološki potpuno opremljen, a moći će se koristiti kao otvoreni ured - open plan bez pregradnih zidova ili ured sa sobama. U prizemlju je predviđen poslovno-prodajni salon i restoran, dok je u horizontalnom dijelu zamišljen poslovno-trgovački centar od 2500 kvadrata - rekao je Marko Dabrović iz 3LHD-a.

Kompleks će imati garaže u podrumu i na krovu trgovačkog dijela s oko 300 parkirnih mjesta. Lokacijska dozvola za rekonstrukciju objekta je ishođena.

- Ovom zgradom pomaknut ćemo granice hrvatskih standarada u gradnji poslovnih zgrada - zaključio je D. Farkaš iz Hypo Consultantsa.

Nije me bilo zadnjih nekoliko dana i vec vidim 16-ticu :D (Hvala bubach :eek:kay: )

Prije 15 dana sam poslao e-mail na [email protected] u svezi glede gradnje novih "visokih zgradurina :D" s nadom da ce mi nesto poblize saopciti ekipa koja radi na buducem izgledu grada , ali dobio sam glupi odgovor koji cu rado podjeliti s Vama :)

Na vaš upit o mogućnosti gradnje u Zagrebu poslovnih tornjeva veće visine obavještavamo Vas da je prema članku 56. Odluke o GUP-u u Zagrebu moguća gradnja visokih poslovnih tornjeva kad je to predviđeno detaljnim planom odnosno urbanističko-arhitektonskim natječajem u smislu čl. 100 Odluke o donošenju GUP-a Grada Zagreba.

Dakako da prije donošenja odluke o eventualnoj gradnji treba proanalizirati svaku potencijalnu lokaciju, te provjeriti jesu li ispunjeni svi uvjeti koje određuje GUP Grada Zagreba.

adresa tornja? sveučilišna aleja broj 1? više nema lučićeve, pa ne znam.

kad mi to kažete, stavljam članak na wiki. ;)
