ZAGREB - construction update

Thanks to my friend Alberto, and with a bit of research, there are now a number of towers on the rise in central Zagreb Croatia, focused on the 2 main streets of Savska & Vukovarska.

Currently next door to the existing 22 storey Cibona tower, work is nearing completion of Stage 1 of the HOTO Business Tower which will house Croatia Telecom. Work has reached level nine, but the original height of the tower which was to be at 21 storeys, may be scaled back to 15 stories due to a stuff up in the number of underground car spaces. After many years, Cibona Tower will have a new neighbour .....

Work was approved last month for the construction nearby of 2 commercial towers on Vukovarska Ulica. One tower will be 12 storeys, while the second will be double its size at 25 stories.

However, the best is yet to come. Zagreb may in fact allow for Europes tallest tower at 376 metres & at a whopper 104 stories under proposal to be built. Although I am sceptical of such a huge building rising above the old Hapsburg quarter of Zagreb.

The rise in building permits recently for such towers has caused a crisis in Zagreb City Council which is rushing to finalise a master plan for the CBD. Zagreb City Council up until last month was anti-highrise, but has given into demand by local developers and foreign investors.

This is the recently completed tower for Croatian insurance Firm "EuroHerc" which sits opposite the new ZagrebTower in Zagreb's financial district ...........

Design is cool, I like HOTO Tower.

I don't know, but for me height is not everything. In the city like Zagreb, it is more important to construct more buildings with cool design and smaller number of the floors, then one with big height. Zagreb have spaice to grove in the any direction and it is posiblle to construct smaller towers but big numbers.

Who is the architect? It has an extraordinary similarity to the 25-storey 'block D' ARC planned for Sunderland. It's great, but giving it such a grand name as 'zagreb tower' seams a bit shortsighted considering it's unlikely to be the first or tallest new towr in the city.

You would probably find that there are similar designs to this tower in a number of cities around the world, therefore is not unique. For example when I first saw ZagrebTower, it automatically remind me of the Casino Tower here in Melbourne Australia. ie eliptical shape and similar facade.

The architects are a Zagreb firm ATP-Zagreb and are behind a number of highrise projects that are about to rise in 2004 in Zagreb.

As for "ZagrebTower", I agree with you Xapbpoh, it is very "shortsighted" as bigger ones are on their way. Cheers!

I agree with you Alberto. Thats why I think this new 104 level, 376m tower planned for Zagreb might not be the best idea as it will stick out like dogs balls.

I would prefer 3x 40 level buildings because a bunch of these would create a better skyline for Zagreb. So far there are plenty of 20+ level towers on the way.

HOTO Tower above is not final and may even reach 21 levels. So far they are built up to level 15 which looks great. :D

I'm amazed with the below design because its boxy, so far everything I have seen for Zagreb involves curved facades. I think it may have to do with the existing Cibonna Tower which is cylindrical in design ......

I was in Zagreb this year and it was amazing to see the changes from a couple of years ago. All I can say is that the designs are great and the best part is the area around the financial area/district.

I wonder how successful they will be with this new 104 level tower. It would certainly make it a land mark building not just in Zagreb, but also in Europe.

I heard anyway that Zagreb needs almost 250,000 sq m of office space to catch up with demand. That is basically 3 WTC towers. The demand is fuelling the current round of towers and proposals.

Great to see heaps of activity in the Cro capital.

I have tried to find stuff on Zagreb, Toronto, etc. Now its been made so much more simpler.

Now thats a lot of commercial space in demand!

The last time I was in Zagreb was 1996, so that was several years ago. However in the vicinity of Savska & Vukovarska Avenija you could see that a proper CBD was starting to take its course.

Zagreb - ERSTE BANK's New 26 Level Tower

What more can I say?

Zagreb, Croatia's capital city is pretty much BOOM TOWN!

Plans and renders have been released for the city's latest skyscraper to begin construction mid 2004.

The 26 storey ERSTEBANK Tower is located in the growing business district amongst a number of other commercial towers on the rise. The owner / occupier will be ERSTEBANK, one of central Europe's major Banks. This will be their regional office.

Anyway, here are some renders, so what do you guys think? I'll have some more renders later ..........

How do you do it SinCity? You seem to find so much on Croatia.

I like the design of the building which for a change is squarish in shape, everything else in Zagreb sees to be curvy in design.

How many towers in Zagreb are now going up in 2004? To me it seems like several big ones.

Do you know the buildings height? I wonder if this tower may become ex-Yu's tallest.

Anyway, might as well update this thread as well.

Zagreb's latest skyscraper has been revealed. The 26 storey Erste & Steiermaerkische Bank Tower is set to begin mid this year. It location is on the popular Ulica Grada Vukovara (City of Vukovar Street [no 41]) located in the centre of Zagreb.

This area has a number of tower under construction or due for construction in 2004.

This will be Erste & Steiermaerkische Bank's regional office. Recently they purchased Croatia's fourth largest bank - Rijecka Banka.

So far these are the main ones for 2004. More are in the pipline but my guess is they will start in 2005 as they are in planning stages

As for height? - I think it will be just over 100 metres if you take into consideration that the floor to height measurement in most commercial towers is 4 metres. This is to allow for utilities to be placed above the ceiling. If this was a residential building then the height would be 3 metres as this extra space is not needed.

As for ex-Yu's tallest? - I still think the race is being won by Sarajevo's Bosmal Twins @ a height of 118m.

If Erste & Steiermärkische Bank Tower was 30 stories instead of 26, then definately it would have eclipsed the Sarajevo Bosmal Twins by a couple of metres .......
