ZAGREB - construction update

Thanks to my friend Alberto, and with a bit of research, there are now a number of towers on the rise in central Zagreb Croatia, focused on the 2 main streets of Savska & Vukovarska.

Currently next door to the existing 22 storey Cibona tower, work is nearing completion of Stage 1 of the HOTO Business Tower which will house Croatia Telecom. Work has reached level nine, but the original height of the tower which was to be at 21 storeys, may be scaled back to 15 stories due to a stuff up in the number of underground car spaces. After many years, Cibona Tower will have a new neighbour .....

Work was approved last month for the construction nearby of 2 commercial towers on Vukovarska Ulica. One tower will be 12 storeys, while the second will be double its size at 25 stories.

However, the best is yet to come. Zagreb may in fact allow for Europes tallest tower at 376 metres & at a whopper 104 stories under proposal to be built. Although I am sceptical of such a huge building rising above the old Hapsburg quarter of Zagreb.

The rise in building permits recently for such towers has caused a crisis in Zagreb City Council which is rushing to finalise a master plan for the CBD. Zagreb City Council up until last month was anti-highrise, but has given into demand by local developers and foreign investors.

Wao, they will be bigger than Bosmal City Center in Sarajevo. Great for Zagreb.

Its a pity that the Croatian media never explain how tall all of these new buildings are in metres ........

Anyway, I still think Bosmal are the tallest. Most of the new buildings in Zagreb are just over 100 metres by my calculations :)

I'll see if I can find out exact heights for all of them in metres ....
Some stats .......

Total Office space in both towers ...... 52.000 m2
Total Parking space ........................... 12.000 m2 over 5 levels which includes 640 parking spots.

Both towers will be linked by a 2 level building .........
Gotta admit, some really impressive projects going on in Zagreb!

Though, latest news says the Erste Bank tower has run into some problems...:(

Toranj u Vukovarskoj 41 nije dobro rješenje

Struka mora sagledati širi prostor

Zahtjevi za gradnju nebodera u Zagrebu postaju sve uèestaliji i može se oèekivati da æe ih biti i više. No, Zagreb je za njih - ako je suditi po dogaðanjima u svezi s Mamiæevim neboderima, pa i Hoto-tornjem - oèito nespreman. Urbanistièka struka, naime, nije dala nedvojbene odgovore gdje se mogu graditi. Nespremnost je pokazala i rasprava o natjeèajnim radovima o poslovnom tornju Erste banke u Ulici grada Vukovara 41, uprilièena u Društvu arhitekata Zagreba (DAZ) prigodom otvaranja izložbe tih radova.
Veæina autora 26 radova predvidjela je na toj lokaciji vertikalne graðevine, a i ocjenjivaèki sud je prvu nagradu jednoglasno dodijelio 26-katnom neboderu. No, dio struène javnosti se zgraža, a dio je suzdržan, kao što je bila i rasprava u DAZ-u. Od gradnje nebodera na toj lokaciji ogradio se èak i ocjenjivaèki sud u uvodniku kataloga radova. Neboder na graðevinskoj liniji Vukovarske je, naime, suprotan izvornom konceptu gradnje - niži objekti uz liniju ulice dok su visoke graðevine izmaknute poput "brodova koji plove u zelenilu" - koji je u tom dijelu ulice još saèuvan.

Svi bježe od osnovnog pitanja treba li sagraditi neboder na toj lokaciji. Što vuèe taj projekt? On ne može ostati sam jer æe biti smiješan kao i one dvije smiješne kuæe u Sveuèilišnoj aleji - kazao je Slavko Dakiæ, posebni savjetnik gradonaèelnika i bivši proèelnik Zavoda za planiranje razvoja grada, aludirajuæi na Mamiæeve nebodere.
Dakiæ je zamjerio ocjenjivaèkom sudu što u vrednovanju natjeèajnih radova nije obuhvatio širi prostor od zadane lokacije. Na to je jedan èlan suda kazao da se natjeèajem, koji je anketni, pa kao takav nikoga ni na što ne obvezuje, samo ispitivala moguænost može li investitor na toj lokaciji zadovoljiti potrebe 20-ak tisuæa "kvadrata", dostatnih sadašnjim i buduæim razvojnim potrebama. Dakiæ je na to uzvratio kako je upravo natjeèaj bio prilika za promišljanje šireg konteksta jer tko æe, upitao je, promišljati grad ako neæe struènjaci, a upravo Ulica grada Vukovara zaslužuje struèno promišljanje poteza od Savske do Držiæeve. Na tvrdnju kako su neboderi plod želje Erste banke da na toj lokaciji sagradi središnji poslovni prostor dovoljan i za buduæe potrebe, iz publike se èulo da je tada mogla lokaciju potražiti i u Buzinu.
Rasprava, nabijena nelagodnim trenucima, završila je konstatacijom da je jedan od osnovnih problema što grad ne nudi lokacije na kojima bi se neboderi mogli graditi. Tornjevi u Zagrebu, èini se, nasukavaju se u urbanistièkim pliæacima.
BRANKA CRNÈEVIÆ

Protiv Nebodera i susjedi
Gradnjom nebodera nezadovoljni su i susjedi, stanari deveterokatnice koju je projektirao èuveni arhitekt Drago Galiæ, uvjereni kako æe ih toranj, preblizu njihovoj zgradi, baciti u duboku sjenu.
- Nevolje s Erste bankom poèele su veæ pri rekonstrukciji postojeæe jednokatnice. Zatvorili su nam jedini pješaèki i kolni prilaz kroz prizemlje njihove zgrade. Bili smo strpljivi dok su trajali radovi. No, kad je zgrada dovršena, prolaz je ostao zatvoren i do zgrade moramo preko travnjaka - požalio se predstavnik stanara 90-ak stanova. (B. C.)


Tornjeve u Slavonsku, Ljubljansku...
Potencijalne lokacije za nebodere su, èulo se, Slavonska, Ljubljanska i Dubrovaèka avenija, a mjesta ima i u Vukovarskoj, primjerice na križanju sa Strojarskom, gdje je predložena gradnja mnogo niže zgrade. Odgovore na pitanje gdje ih graditi, èulo se, neæe dati detaljni planovi i urbanistièki natjeèaji, veæ GUP, koji može sagledati kakve æe uèinke neboderi imati na širi gradski prostor. (B. C.)

Well, the latest is that Erste Bank tower has gone on public exhibition until the 10th March. Its in the final stages of approval and its to the public to put forward any opposals.

The article doesn't state that it wont go ahead, it will as the whole tower has been precommitted to Erste Bank. More the article is a criticism in the way that Zagreb City Council approves these towers without properly considering the long term impact.

If you learn to read Croatian one day, you see that the article is criticising the fact that skyscrpaers are rising all over the place in Zagreb and not in one vicinity .......... The plan for Zagreb was that the tallest towers would be in the middle and then the would drop down in height as you leave the centre.

Skyscraper Conference (May 2004) - With growing numbers of planned and under construction skyscrapers in Zagreb, the city council will host an open conference on issues concerning skyscrapers ...... designs, planning, effects etc. Experts from many other European cities such as London, Vienna, Warsaw, Berlin, Paris & Budapest will participate to offer ideas and advice on skyscraper construction in Europe. Should be interesting!

Hoto Business Tower Finished - Zagreb's latest Highrise ... Hoto Business Tower is complete and now houses Croatia Telecom .....


New Zagreb Metro - Under a new project called "Agramis" Zagreb is planning a new metro system based on light rail that will be effectively 3 times cheaper to construct than a normal subway. The proposal comes at a time when Zagreb like many cities suffers from road congestion brought on by lack of public transport and too many motor vehicles. The project will consist of 4 light rail lines to be built in stages that will be pass underground thru the city centre and emerge in the suburbs. It brings with it the latest technology of its kind.

Zagreb Airport Redevelopment - Zagreb International Airport is set for an upgrade once the final budget has been finalised. Croatia is Europes 16th most popular tourism destination and with it brings more tourism by the year. Zagreb International Airport will get a new terminal in standard with many other International Airports. Canada, amongst many other countries has expressed interest in Zagreb Airport new terminals construction.

A competion has been annouced and the finalists will be chosen later in the year. The above proposal that includes 4 skyscapers is from Croatian architect Ante Josip Kostelac who designed the Frankfurt Jewish Musuem.
Its not "soccer"(what is that?) ...its football.

The new football stadium and the airport redevelopment seem realistic...but that article about metro disappointed me. Doesn't say much, aside from the fact that Zagreb's HDZ (political party of late Croatian president and war criminal, Franjo Tudjman, now in power again)is pushing the project.

Not a skyscraper, however these are the results for the new Zagreb Music Academy announced recently. In other words I'm just giving people an idea of contemporary Zagreb architecture.

Nice designs for the music academy, I kind of like some of the other ones that didn't win compared to the winning design. I guess they are only renders, so it will be interesting how they will make the rainbow work on the upper facade.
Zagreb Tower (pictured below) has received its final approval and can now officially commence construction. Zagreb City Council has this strange process of approving large constuction projects thru a series of "approvals".

Some more mixed news on new skyscrapers. Zagrebacka Banka sought initial approvals from Zagreb City Council to allow plans for another new skyscraper. However this latest Zagreb skyscraper's location wasn't considered ideal and now the bank is looking for another new site.

Final approval is due for the double towers which will begin soon.

On a final note Zagreb will be hosting a Skyscraper Convention this week on the 6 & 7 May and will feature delegates from a number of European cities such as London, Berlin, Warsaw, Paris etc. The conference is to help Zagreb City Council better deal with the growing number of skyscraper proposals ....

Its good to see Zagreb Tower begin construction. I know what its like to wait for this projects to start, the same kind of approval process seems to take place here in Ljubljana. Keep us posted SinCity :)
