Approval is sought to demolish the existing building on the subject site and to construct a 21 level mixed-use development containing 184 hotel
rooms, 15 multiple dwellings and 42 car parking bays. Details of the proposed development include the following:

-Two basement levels accessed via Murra y Street containing 11 guest and staff car parking bays for the hotel and 42 residential tenant car parking bays. The basement levels also accommodate associated plant and storage areas.

-Pedestrian access for hotel guests and the residents is proposed via Murray
Street into a shared lobby and café area with an associated hotel back of house area and facilities.

-A ground floor retail tenancy occupying the Barrack Street frontage.

-Levels One and Two accommodate hotel amenities and guest facilities
including a restaurant, bar, spa, meeting rooms and hotel staff amenities.

-Levels Three to Six each accommodating 16 single bedroom hotel rooms with
an outlook to the north, south or west of the site.

-Levels Seven to 14 each accommodating 15 single bedroom hotel rooms with
an outlook to the north, south or west of the site.

-Levels 15 to 17 accommodating a total of 15 multiple dwellings ranging from
single bedroom to three bedroom dwellings each with an external balcony
overlooking the north, south or west of the site.

-External building materials for the proposed development include concrete,
aluminium and steel framed windows, glazed tiles, steel plates, masonry,
profiled aluminium and metal balustrades.

hate to be team negative but ugly. off beige looks like faded, dirty white. paint it black or any other colour which doesn't resemble grandma underwear.

Someone mention the three i's here once - innovator, imitator, idiot. Will be interesting to see how this boom of hotels plays out.
 
Bizarrely dated design for a building proposed in 2013. The beige concrete and almost Brutalist facade design will make it look like it's been there for 40 years. It's nicely proportioned and you can see they were going for a kinda Modernist-revival look, but they've fallen well short.

I don't think the renders really reflect the materials they're going for. Candalepas are fairly decent designers and it's nice to see something that isn't designed by Cox or Hassell for once.

Yeah I think they would be looking at a stone cladding or a nicer than normal concrete material for this. A bit surprised that its Candlepas. They are usually very high quality.
 
I'm nor fussed if its a hotel tbh. I just want to see all those shitty hotels charging a bucket back to tha $80p/n where they should be..
 
Yeah there are too many hotels in Perth that qualify as maybe 3-4 star at best in the real world but are charging 5 star prices because they can get away with it and there is no other choice.

All these new middle-market hotels will hopefully force the old guard to stop charging so much.
