Can't really understand what the complaint is tbh. If it leaves one cold its surely because the project is less than half finished and set amongst windswept gapsites.They were hardly gonna incorporate retail in the first phases when half the retail units on the corner of duke street were unoccupied.
That could be the problem, that's it's half finished. And that the horrendous Blackfriars student flats loom over the site. There's just nothing going on there, it reminds me of the same kind of desolation I felt whilst walking around downtown Milwaukee.
 
It should be remembered that the rebuilding of the area of which Collegelands is a part is very much a work in progress.

If you consider the George Street - Duke Street corridor, since 2008 we have seen the redevelopment of the old Great Eastern Hotel into social housing, the building of the car park, student flats and offices in Collegelands, and the 2 technology blocks in George Street on the south side and new flats replacing the old Lampost pub and the Drygate brewery on the north side.

The gaps in the main road have largely disappeared. Lots still to be done, but significant progress compared to the previous 20 years.
 
Whits the script wae that Art Gallery thing at the traffic lights + the area between this, Shuttle street and the new technology building?

+Surely they will build something in that car park area behind the High street train station!(cover up the view of the East German commie blocks).
 
all i said was that i was sick of the brick and render cladding panels, i never complained about the development happening... also there is a (vacant) retail unit in the student block on the havannah, maybe it will fill once the new student block completes

Anyone negotiating these two junctions will know what I mean. Another negative to add to the already lengthy list of things wrong about this masterplan.


Clearly any thought towards the public realm have long since been jettisoned.

Its a fault easily rectified but I predict never will be.
 
Another updated application in from Stallan Brand in place of the now defunct RMJM that went in to recievership earlier this year.

Anyone seen any updated plans for this ?

In the 2013 masterplan it refers to Light Rapid Transport as opposed to Light Rail Transport but the masterplan clearly shows two sets of double lines running east west through the site. Even if it was to be son of Faslink they still need to designate a requiste width of carriageway to achieve it.

As the above SPT document reveals the land reserved for the LRT route has been declared surplus to requirements by SPT. Part has been sold to Dawn to provide land needed for the new hotel. The rest has been subsumed into a joint venture with Dawn -including the projected new office block next door to the hotel.

In a conversation with the agents for Moxy I was reminded that the 2013 Masterplan for Collegelands already has outline planning consent. All they need is detailed permission. The company behind this Moxy hotel is Dutch and it plans to build the hotel using modules constructed in its factory in Italy. The same company is behind the proposed student flats on Havannah street. (See Roddy's post on the Collegelands thread)

The red brick/white concrete palette is being applied to the whole Collegelands development. My impression is that this has been based on Council planners' expectations.
